My Commitment to You
Are you ready to Buy a Home? Just follow these easy five steps:
A vital part of buying a property is partnering with someone who will listen to you! Someone to learn your goals and offer advice. Someone who knows the area and market. Someone you can trust who will watch for your best interests!
Step 1: Contact Leo Clancy
Many homes sell before going into the MLS, so I may already know about a home that fits your needs which is not yet on the market. I can also answer your many questions about the market and the home buying process… finally I can refer you to several different lenders depending on your needs.
Step 2: Determine your price segment:
So much has changed in mortgage lending in the last few years. Interest rates are now very attractive, but qualifying for a loan is back to traditional guidelines. Before you shop for a home, it is absolutely necessary that you meet with a lender and get a Pre-Approval.
Step 3: Search and Find a Home
There is no perfect home, but certainly some homes will meet your wants and needs better than others. Think about what is most important to you, then look for homes which have a good “blend” of location, size, amenities, and condition. The goal is to get you a good price/terms on a home which you can really enjoy!
According to INMAN News: Zillow & Trulia only have about 80% of the MLS current home listings. All of the search systems set up for you have 100% of the listings “For Sale” and “In Escrow” in the Realtor MLS!
So, now the fun starts… OCandCoastalHomes has the most up-to-date on-line home search system available....directly search the MLS. To get started searching for homes, go to the search page and enter what you're looking for.
Step 4: Looking at homes in person
When you see a home(s) you like On-Line, immediately contact Leo via phone, text, or email (especially in today’s market where the good deals sell fast).
I will will arrange a private showing, and do additional research so you know the loan balance, last price paid, seller motivation, and other information which might improve your negotiating position in case you decide to make an offer. Leo’s direct line is 714-305-2370 and you can email at email@example.com. or firstname.lastname@example.org.
Step 5: Offer, Acceptance, Escrow, and Closing
OK, you found a property you like. Before you can call the property “your home”, you must make an acceptable offer to the seller and complete a multitude of tasks culminating in the escrow closing.
During this final step, I will be at your side all the way. I will provide sales comparables (to help you decide on a price), write up all of the documents, and coordinate the inspections, disclosures, loan, and escrow closing.
l will make sure you understand every step of the process, and will work diligently to ensure everything comes together for an on-time closing.
When Selling: Preparing home for the market:
In real estate, “first impressions are lasting impressions”. We strongly believe it is a mistake to show your property to buyers and agents before it is ready to be seen. I offer a 7-Step Certification Plan to help you prepare your home for the market:
Property Inspection: I pay for a “pre-marketing property inspection” for your home. The inspector will be a certified inspector who has done thousands of property inspections for home buyers. He will find the same list of “issues” that your buyer would have found anyway. Finding the items up front allows us to fix the simple items before they ever become a concern for the buyer.
Appraisal: I pay for a “pre-marketing” appraisal for your home. A local certified appraiser, who knows our area, will do the inspection and written report. This appraisal will give you an idea of how much a lender will loan on your home and will identify potential items of concern for the buyer’s appraiser so we can address these items in advance.
Home Makeover: I will pay for a Staging Consultant to visit your home if needed and give you tips on how you can make your home show better. If your property is vacant, the Staging Consultant can offer rental furniture and accessories just like a “model home”.
Interior Cleaning: I will reimburse you for ½ of the cost of a “deep cleaning” (up to $250) at close of escrow. I suggest that homeowners clean carpets and windows before going on the market… It makes a difference!
Termite Inspection: I will arrange a “pre-marketing termite inspection” for your home at no cost to you. It is often very useful to know how much termite/dryrot treatment is necessary and the cost. There are things that can be done to save money if we obtain a Structural Pest Control Report in advance.
Preliminary Title Report: I will order a “pre-marketing Preliminary Title Report” for your home at no cost to you. In a world of computer databases and common names, it is no unusual for incorrect liens to be put onto homes, and loan reconveyances are sometimes not recorded. We find these potential issues and get the title company working on them right away so they are not a problem once escrow begins.
Seller Home Warranty: I will pay for a “seller home warranty” for your home. From the time the home is in the MLS until the day it closes escrow, you will be covered by the Home Warranty with just a $60 deductible. Sellers need not be concerned about “Murphy’s Law” and the expenses associated with a dishwasher, water heater, plumbing, electrical, etc. “breaking” just prior to close of escrow.
I will provide analysis of your home value by using the latest sales activities in your neighborhood, the market, and adjusted for your home's attributes.... giving you all the tools you need to determine what you feel is the RIGHT PRICE FOR YOUR HOME.
- Comprehensive data of recently sold homes in your area.
- Updates on local market conditions.
- Market your home through MLS listing and all the top real estate search engines (over 900).
- Regular updates of all inquiries about your home from open house, internet, other agents.
- Pre-qualifying buyers.
- Manage secured visits to your property.
When is the right time to buy / sell your home?
